ThoroSpect Home Inspections completes wind mitigation and 4-point inspections for homeowners who need a report before an insurer will bind or renew a policy. I do not work for the insurance company. I inspect the house, photograph the features the form requires, and report what is actually there.
A wind mitigation inspection documents construction features that can reduce windstorm damage. Those features are recorded on Florida form OIR-B1-1802. Inspections on or after April 1, 2026 must use Revision 04/26. Insurers use that form to decide which windstorm credits apply. The form is generally accepted for up to five years if the structure has not materially changed. It is not proof of roof condition. A separate roof certification covers that.
The current form asks about building location and wind region, roof covering, roof deck attachment, roof-to-wall connection, roof geometry, roof slope, secondary water resistance, and opening protection. At least one photograph or supporting document is required for each credited item in questions 2 through 9. A full walkthrough is on the what is inspected page.
Credits are set by your insurer, not by the inspector. A hip roof, a newer roof covering, a secondary water barrier, rated openings, or stronger roof-to-wall hardware can change the wind portion of a premium. I will identify every feature that can be documented. I will not mark a feature that the photos and the attic do not support.

The 4-point inspection covers the roof, electrical, plumbing, and HVAC systems that many carriers want before they will write an older home. Details are on the 4-point inspection page. You can also estimate possible credits with the Florida wind insurance savings calculator. That calculator is a state tool, not a quote from your carrier.
Inspections are based in Largo and cover Clearwater, St. Petersburg, Tampa, and nearby Pinellas and Hillsborough communities. Call or email with the property address and I will confirm the appointment.
It documents wind-resistant construction features on form OIR-B1-1802 so your insurer can apply any credits you qualify for. It is not a full home inspection and it does not certify roof condition.
Inspections completed on or after April 1, 2026 must use OIR-B1-1802 Revision 04/26. Older revisions are not accepted for new inspections after that date.
Florida law limits who may certify the form. A licensed home inspector who has completed the required hurricane-mitigation training is one of those categories. License details are on the qualifications page and on MyFloridaLicense.
